Reading a West Kelowna listing
A few words to watch for:
- "Leasehold", "prepaid lease", "WFN" or "IR 9 / IR 10": the home is on Westbank First Nation land. Read the leasehold chapter and ask how many years remain.
- "Private water" or a water utility you don't recognize: check treatment and costs. Casa Loma, Bear Creek, Upper Glenrosa, Whitworth and Westside Road are on private systems.
- "Suite" vs "legal suite": ask for the permits.
- "Rentals allowed" in a strata: long-term rentals and short-term rentals are different things, and the City's rules on short-term rentals are strict outside resort zones (details).
- "View lot" at the top of a subdivision: probably at the wildland interface; get an insurance quote early.
The best listing alert is the one that tells you what the listing doesn't.
